Sell a Fire Damaged House in Pine Hills

Pine Hills is largely mid-century housing on regular lots, permitted by Orange County rather than the city. That combination produces the tightest and most predictable fire pricing in the metro.

The County Permits This, Not the City

Owners here routinely assume the City of Orlando handles their permits because the mailing address says Orlando. It does not. Pine Hills sits in unincorporated Orange County, and the county's building division permits the work under its own fee schedule and review times.

That matters because an application filed with the wrong office is not forwarded, and a contractor whose experience is inside the city may be quoting the wrong process. It is a free lookup on the property appraiser's record and it saves weeks. The full position is on our page covering homestead, rebuild limits and portability.

Does County Permitting Cost More or Less Than City?

Neither reliably, and that is not the point. What matters is filing with the right office and having a contractor who works with it routinely. The fee schedules and review times differ, so a quote built on the wrong assumption is wrong in both directions rather than simply high or low.

Uniform Stock Produces Tight Pricing

The area built out principally between the 1950s and the 1970s. F.S. Section 193.155(4) preserves the assessment where a calamity rebuild stays within the square footage threshold, and the work must commence within 3 years after the January 1 following the damage. Where an owner does not rebuild, the accumulated differential can be ported to a new Florida homestead within a 3 tax year window. The thresholds were 110 percent or 1,500 square feet, raised to 130 percent or 2,000 square feet for homestead property from the 2026 tax roll.

Where housing is consistent, comparable sales are plentiful and replacement cost is straightforward to estimate. Both sides of the arithmetic tighten and offers cluster closely together, which works in a seller's favour.

Uncertainty is what buyers discount for. On varied older stock a low offer can be defended as caution. Here it usually cannot, and an offer well outside the cluster is visibly an outlier rather than a plausible view of a complicated property.

All the Offers Came in Close Together. Is That a Good Sign?

Yes. Consistent housing with abundant comparables and level lots leaves few genuine variables, so numbers converge. It also means an offer well outside the range deserves a question rather than gratitude, because something in it is either missing or optimistic.

We publish no repair or replacement cost figures for Pine Hills. Even on uniform stock the number turns on what the fire actually reached and on the slab, and a neighbourhood average is a poor substitute for an assessment.

What Is My Burned Pine Hills House Actually Worth?

Close to what comparable sales suggest, less the repair or rebuild and less whatever the slab turns out to need. Uniform stock and level lots leave little room for a wide margin, which is why an offer well outside the cluster deserves a question.

The Slab Remains the Variable

The one thing uniformity does not solve. Heat damage to a slab is invisible regardless of how consistent the housing around it is, and it is the single largest unknown on a Pine Hills file.

Mid-century framing sits between the extremes: heavier than modern engineered assemblies and lighter than pre-war construction, so a contained fire often leaves usable structure. Where the fire reached the roof, a rebuild is more likely, and a rebuild puts new weight on a slab nobody has assessed.

Pine Hills in Context

The other county-permitted territory, where lot sizes and housing eras vary far more, is covered on our page about the unincorporated county areas. Where the housing is newer and engineered framing changes the answer, see our page for an eastern belt of newer subdivisions.

Pine Hills Questions

My Address Says Orlando. Am I in the City?

Probably not, and the property appraiser's parcel record settles it free. It is the commonest source of wasted weeks in this metro.

The Fire Was Contained to One Room.

Then restoration is usually right on this stock, subject to the slab. Worth an engineer's view before accepting a figure priced as a rebuild.

Will You Buy a Smoke-Damaged Mid-Century House?

Yes. Smoke and water damage without structural involvement is common in this stock and among the more predictable files we price.
