Sell a Fire Damaged House in East Orlando

East Orlando is newer than most of the metro, built out largely from the 1990s onward. That changes the structural question after a fire, and not in the direction most owners expect.

Newer Does Not Mean Cheaper to Repair

Post-1990 construction uses engineered roof trusses and, in the later subdivisions, engineered floor systems. Those behave differently from dimensional lumber under heat: they are replaced as complete assemblies rather than repaired in sections.

Across a larger floor plate that multiplies quickly. A fire that would leave an older, smaller house restorable can leave a newer one as a rebuild, and the finish standards in this stock raise the per-square-foot cost on top. The full position is on our page covering homestead, rebuild limits and portability.

Why Does a Newer House Cost More to Put Right?

Because engineered framing does not repair in sections. Roof trusses and engineered floor systems exposed to heat come out whole and go back whole, and larger floor areas multiply that across more square footage. Higher finish standards add to it again.

Which Interacts With the Rebuild Threshold

Most of the housing dates from the 1990s onward. F.S. Section 193.155(4) assesses a calamity rebuild at the value as of the January 1 before the damage where it stays within the threshold, which was 110 percent or 1,500 square feet and was raised to 130 percent or 2,000 square feet for homestead property from the 2026 tax roll. Work must commence within 3 years after the following January 1.

Where a rebuild rather than a repair is the likely route, the square footage threshold in the homestead provision becomes directly relevant rather than theoretical.

A rebuild assessed using the value as of the January 1 before the damage, provided it stays within the applicable threshold, preserves the assessment cap. Rebuilding larger puts the excess on the roll at just value. On newer housing where a full rebuild is likely anyway, that is a decision worth making deliberately.

If I Am Rebuilding Anyway, Should I Build Bigger?

Only with the numbers in front of you. The additional space costs what it costs to build and carries a permanent assessment increase, since anything above the threshold arrives at just value. The property appraiser will explain the calculation for your parcel free of charge before you commit to a design.

We publish no replacement cost figures for East Orlando. Construction costs have moved substantially and house sizes vary widely across these subdivisions, so a per-square-foot number would be stale before it was useful.

Covenants Add a Second Approval

Many of these subdivisions carry recorded covenants and an association with architectural review authority. Where a rebuild rather than a repair is the route, that review governs exactly what a rebuild involves: materials, elevations, roof profile and colour.

It runs alongside the permitting rather than instead of it, and it is worth establishing the association's position and timeline before agreeing a price. A buyer who finds it later will use it to reduce.

East Orlando in Context

Where older framing gives more to salvage and pricing is tighter, see our page about a large area of mid-century houses. Where the housing is older still and long ownership dominates, see our page for the older lakeside neighbourhoods with long ownership.

East Orlando Questions

The Fire Was Contained to the Kitchen.

Then repair is usually right even on newer construction, because the trusses and floor systems were not heat-exposed. It is when fire reaches the roof structure that the calculation changes quickly.

My Subdivision Has an Association.

Then architectural review applies to a rebuild and it is worth establishing their position and timeline early. It affects the schedule and therefore the figure.

Will You Buy If the Trusses Are Compromised?

Yes. It affects the figure because it means a rebuild rather than a repair, and it does not stop us buying.
