The county property appraiser's parcel record names it, free and in about a minute. Do it before you hire anyone or file anything, because it is the single most common source of wasted weeks in this metro and the only fix is to have started in the right place.

Hidden Two: Whose Fire Report You Need

Housing out here spans many decades and several construction types. F.S. Section 193.155(4) preserves the assessment on a calamity rebuild within the square footage threshold, and the work must commence within 3 years after the January 1 following the damage. The thresholds were 110 percent or 1,500 square feet, raised to 130 percent or 2,000 square feet for homestead property from the 2026 tax roll.

This one is less obvious and it matters more than it sounds.

Fire response in unincorporated territory generally comes from the county's fire rescue service rather than the city's fire department. So the incident report your insurer wants, and the one a buyer will ask about, sits with a different agency from the one an owner instinctively contacts.

People lose real time here, requesting records from the wrong department, being told nothing exists, and concluding that no report was written. One usually was.

Why Does the Fire Report Matter to a Sale?

Because it establishes cause and origin, which affects the insurance position and answers the first question a serious buyer asks. It is also the document most likely to be requested late and hardest to produce quickly, so knowing which agency holds it is worth establishing early rather than under time pressure.

Hidden Three: Water, Sewer and Services

Some unincorporated properties are on county utilities. Many are on a private well and a septic system.
